Everything you need to know about mortgage calculations

What does this calculate?

Estimates your monthly mortgage payment and total interest paid over the loan's life, based on the home price, down payment, interest rate, and term โ€” the core numbers behind deciding what you can actually afford.

What this doesn't include

This covers principal and interest โ€” actual monthly housing costs typically also include property tax, homeowners insurance, and sometimes mortgage insurance or HOA fees, which can add a meaningful amount on top of the base payment shown here.

A general loan calculation

For loan math outside the mortgage context specifically, Loan / EMI Calculator covers the same underlying formula.

Frequently Asked Questions

How is the loan amount worked out?

Home price minus your down payment (entered as a percentage) โ€” that remaining amount is what the monthly payment and interest are calculated on.

Why does the interest portion shrink over time?

Early payments are mostly interest, charged on the full remaining balance; as the balance shrinks with each payment, less interest accrues and more of the fixed payment goes toward principal. This is normal amortization, not an error.

Does this account for property tax, insurance or HOA fees?

No โ€” this calculates the principal-and-interest payment only, based on the loan amount, rate and term. Add your local tax, insurance and any fees separately for your real total monthly cost.

Can I use this for a loan term in months instead of years?

Enter years โ€” fractional years (like 2.5) are accepted and converted to the nearest whole month internally.

Does this tool send my numbers to a server?

Yes โ€” your figures are sent to our servers to compute the result and the result is returned to you; we don't store the values.
